Scan to BIM vs a traditional measured survey: which one does your project need?

Renovations, extensions and facility records all start with the same question: what exists today, and where exactly? This guide compares a laser scan converted to a BIM model with a traditional measured survey, and explains the levels of development (LOD) used for models.

The short answer

A traditional measured survey records selected points and dimensions and suits simple spaces and small scopes. Scan to BIM captures everything visible as a point cloud and models it in Revit or IFC, so it suits complex buildings, MEP-heavy spaces, renovation design and clash checking. Agree the level of development (LOD) and tolerance of the model before the scan.

Side by side

  • Capture: a measured survey takes selected points and tapes or total station readings; a laser scan records millions of points of everything in view.
  • Completeness: a measured survey shows what the surveyor chose to measure; a scan lets you measure anything later without a site revisit.
  • Time on site: a measured survey is quick for small, simple spaces; scanning is faster for large or complex ones.
  • Deliverables: a measured survey gives 2D drawings; Scan to BIM gives a point cloud plus a 3D model, and drawings can be cut from it.
  • Best for: a measured survey suits simple layouts and boundary or setting-out checks; Scan to BIM suits renovation design, MEP coordination, clash detection and facility records.

Levels of development (LOD) in plain terms

The level of development describes how much geometry and information a model element carries. In common use, LOD 200 shows approximate size and position, LOD 300 shows the exact dimensions and position of elements, LOD 350 adds how elements connect to each other, and LOD 400 carries fabrication-level detail. LOD 500 is used for field-verified, as-built models. A higher LOD costs more to model, so the right choice depends on what the model will be used for.

Questions to settle before scanning

  • What will the model be used for: design, coordination, quantities or facility management?
  • Which LOD and which tolerance between the model and the point cloud?
  • Which elements and disciplines are included: architecture, structure, MEP?
  • Which software version and file format: Revit, IFC, or both?

How YAZ Development helps

YAZ Development provides 3D laser scanning and Scan to BIM in Riyadh and across Saudi Arabia, scanning with Leica RTC360 and Trimble X7 and delivering Revit or IFC models to the level of development agreed in the scope, together with the registered point cloud.

Common questions

Is Scan to BIM always more expensive than a measured survey?

For a small, simple space a measured survey is usually cheaper. For large or complex buildings, scanning often costs less overall because it avoids repeat site visits and missed details.

What does LOD 500 mean?

It refers to a model verified against the built condition in the field, used as an as-built record. Many projects specify LOD 300 or 350 for existing-condition models instead, depending on use.

Can I get 2D drawings from a Scan to BIM model?

Yes. Plans, sections and elevations can be produced from the model or directly from the point cloud (Scan to CAD).
